Big news regarding our Tax Exempt-Programs!

We are pleased to announce the addition of Conventional loans to our tax-exempt program. Much like our tax-exempt government programs, this program will offer a highly competitive rate to increase affordability for first-time homebuyers. This program will be available to lock on February 21, 2023. Below are the details.

Conventional Tax-Exempt

  • Tax-exempt rules apply and are the same as the First Loan Tax-Exempt program guidelines.
  • Must be a first-time homebuyer except for targeted areas.
  • Specific income and sales price limits based on county.
  • May utilize both down payment programs: Second Mortgage and Forgivable Loan.
  • The following tax-exempt documents and disclosures are required. You must use the most recent versions of required documents with the revised or reaffirmed date of 12/22.
    • Borrower Affidavit
    • Seller Affidavit
    • Recapture Summary
    • Recapture Reimbursement
    • Tax-Exempt Financing Rider (Must be recording with 1st Deed of Trust)
